New retail and office development near Boca Raton Airport

The location? In Boca Raton at 3320 Airport Road, north of Glades Road and just east of Interstate 95 by the Cinemark Palace 20 and XD movie theater.

What’s planned? As part of a development project on a 15-acre site by Boca Raton Airport, a two-story, 51,000-square-foot building is planned for the second phase of the Premier Park project, according to city planning documents. The building will likely feature a furniture store and office space.

The first phase of the development included a restaurant, more than 4,600 square feet of retail space and 1,900 square feet of office space. A Tilted Kilt Pub and Eatery operated at the site for five years before closing in 2019. A Mexican restaurant, La Condesa, has since taken its place. Premier Park, which is being overseen by Boca Raton Airport, also features a Mattress Firm store and additional office space.

The development site is directly adjacent to Boca Raton Airport and the movie theater. A City Furniture store, Fairfield Inn & Suites and a Boomers amusement park are also nearby along Airport Road, which runs parallel to I-95 and provides access to the airport.

What’s being replaced? The two-story building will be built on an empty lot.

When will the project be completed? A construction timeline has yet to be finalized, an attorney for the developer said.

Seeing demand: Just south of Premier Park, construction is being finalized on a major overhaul to the Glades Road exit at I-95. The busy Boca Raton interchange is being revamped into an unconventional, yet increasingly popular new formation — a “diverging diamond.” A weaving, diamond-shaped pattern, the interchange briefly sends drivers on the opposite side of the road to allow for safer and easier left-hand turns to and from I-95. The ramp is slated to open to the public later in January.

To the west of Premier Park by the popular Town Center mall, Restaurant Row will feature four new restaurants at the base of the 11-story Two Town Center office building. Pubbelly Sushi, El Camino and Fiolina Pasta House have all signed leases to operate at the 1.94-acre site. The highly anticipated project is slated to debut later this year.

Also in Boca Raton, developers have proposed adding 1,000 residences as well as restaurants, stores and a hotel to the 125-acre Boca Raton Innovation Campus, just west of I-95 between Yamato Road and Spanish River Boulevard.

Additionally, construction is underway on the massive Camino Square project in Boca Raton, east of Interstate 95 by the corner of West Camino Real and Dixie Highway. Camino Square will feature two eight-story buildings with 342 apartments and two parking garages. The development will also include 38,000 square feet of commercial space.
